Surveyors currently act for clients in both the acquisition and sale of commercial property investments
in the north east of England. We acquire investments for clients from a variety of sources including
commercial auctions, websites and investment agents. Many agents are aware that we act for investment
purchasers and we are therefore offered some investments that are not being marketed.
Our extensive activity and research in the area provides us with a comprehensive database of rents, yields and capital values, enabling a detailed analysis to be provided for use in the assessment of future growth and returns.
In terms of professional fees for our services, these will be by negotiation, but will usually be based upon a percentage of the purchase or selling price in the case of freehold property or a percentage of the first years rent in the case of leasehold property. In the case of rent review and lease renewal negotiations, fees will be performance based to reflect the savings achieved.
