Energy Rules

13 November 2017

From April 2018, private domestic landlords (PDL) will need to ensure their properties have an EPC rating of at least level ‘E’, before allowing anyone to tenant it.

The kinds of improvements you may need to include;

* Draught proofing

* Loft insulation

* Cavity wall insulation

* Low energy lighting

* Installing double glazing

* Replacing an inefficient boiler

Unless there is an accepted exemption, landlords may face up to £4000 for failure to meet the minimum efficiency requirement, any existing tenancies will be affected, but not until 2020.

Landlords must be aware that, since April 2016, tenants of private rented property have had the right to request their landlord takes energy efficiency measures.
